TN (Traditional Neighborhood) Info Session for Riverview / Second Ward

Subject: TN Rezoning Proposal

Location of Meeting: 345 High Street, First Floor, One Renaissance Center, Municipal Building - Council Chambers.

Time: April 27, 2023 - 1:30 PM to 2:30 PM

This is an open informal session for property owners, residents, and other stakeholders regarding the proposed rezoning of the Riverview (Second Ward) neighborhood.

Hamilton Zoning Ordinance

(Please see Section 1250, Use Chart, page 18. - to see the difference between the R-3, R-4 zoning and the proposed TN zoning districts).

Background:

The City of Hamilton has embarked on an initiative called the Traditional Neighborhoods (TN) Project. The goal of the TN Project is to establish new zoning regulations specifically tailored to the unique character and form of TN areas. The Rossville, Prospect Hill, Lindenwald, Dayton Lane, and North End neighborhoods have been rezoned to TN zoning.

The Second Ward / Riverview neighborhood is the next focus of the City for the TN, Traditional Neighborhood rezoning proposal.

 

For further outreach and inclusion for property owners, residents, and stakeholders, the City is hosting several TN zoning Info sessions, for more information, questions, and answers about the rezoning proposal (see other side).

These are open, informal sessions about the proposed rezoning of the Riverview (Second Ward) neighborhood to TN (Traditional Neighborhood). 

The Public Hearing for the rezoning proposal is scheduled for the Planning Commission, June 15, 2023 meeting, 6:00 PM. 345 High Street.

 

What is the rezoning?

The majority of the proposed rezoning is to TN-1 which is single-family residential. 

In TN zoning new multi-family would need a conditional use (a public hearing type approval).

Do I need to attend?  Do I need to do anything?

There is no need to attend all meetings.  The Planning Department is providing multiple dates and times to accommodate people’s schedules.  Please see below.  Also, any legal current use would not be required to do anything as part of the proposed rezoning.
