Agenda Item #1 - 1318 Stephanie Drive

One (1) variance request to Section 1502, All Districts, Lot Areas and Setbacks for principal structures.

The applicant is requesting to exceed the maximum lot coverage.

Note: The Applicant has requested postponement of this item due to a scheduling conflict.

The item will be reheard at the June 1, 2023 Board of Zoning Appeals meeting.

Variance 1: Section 1904 (C) Prohibited Building Materials:

The applicant is proposing to use CMU as the building material for the new construction. This is a 100% Variance Request.

           

Variance 2: Section 1905 (B) (1) Transparency Requirements, Façade Transparency:

The applicant is proposing 0% window transparency on the North West (S E St) elevation. This is a 100% Variance Request

Variance 3: Section 1507 Form-Based Zoning: Lot, Setbacks, and Dimension Requirements:

The Applicant is proposing a five (5) foot rear yard property line setback. This is an 80% Variance Request.
